What is real estate crowdlending?

A group loan secured by an actual building.

Real estate crowdlending is a form of collaborative financing in which dozens of individuals lend small amounts to a property developer to build, refurbish or acquire a real asset. In exchange, each lender receives periodic interest and gets the principal back at contract maturity.

Unlike traditional crowdfunding, on Nobimobil you do not buy company shares or illiquid quotas: you sign a civil loan agreement (contrato de mutuo) with the developer, secured by a mortgage over the property itself. If the project defaults, the asset answers for the debt.

It is the most direct way in Ecuador today to access real estate returns without buying an entire dwelling, without recording deeds in your name and without incurring notary fees on every single deal.

How it works

Four steps to lend to a real estate project.

    Sign up and verify your identity

    Complete KYC using your Ecuadorian ID card or passport. We comply with anti-money-laundering rules set by UAFE (Ecuadorian financial intelligence unit).

  2. 02

    Pick the project you want to fund

    Review the prospectus: location, property appraisal, developer's commercial plan, projected rate, tenor and level of collateral.

  3. 03

    Sign the loan agreement

    You transfer your capital via local Ecuadorian bank transfer. An electronic loan agreement is signed with full legal validity in Ecuador.

  4. 04

    Collect interest until maturity

    You receive monthly or end-of-term payments, according to the schedule. At maturity your principal is returned and the mortgage is released.

Construction delay risk

A real estate project can face delays due to municipal permits or weather, which can postpone interest payments.

Default risk

If the developer fails to pay, the mortgage is enforced. Recovery depends on the market value of the property at the time of sale.

Illiquidity

Loan agreements are not exchange-traded. You cannot withdraw your capital before maturity except by assigning it to a third party.

Real estate market risk

Property values can drop due to national economic conditions. The mortgage collateral covers this risk only partially.

Is Nobimobil regulated in Ecuador?+

Nobimobil S.A.S. is an Ecuadorian company incorporated in 2026 at the Superintendency of Companies. We operate as a technology platform that facilitates civil loan agreements between individuals and real estate developers under the Ecuadorian Civil Code. We meet the reporting obligations imposed by UAFE.

Who can invest?+

Any individual over 18, whether Ecuadorian or a foreigner resident in Ecuador, with a valid ID card or passport and a bank account at a local bank. We also accept Ecuadorian legal entities with an active RUC (tax ID).

How do I receive my interest?+

Interest is credited directly to your registered Ecuadorian bank account, following the loan agreement schedule (monthly, quarterly or at maturity). No manual withdrawals, no extra steps.

What if the developer defaults?+

Nobimobil, acting as agent for the lenders, starts the judicial process to enforce the mortgage before the competent court. The property is auctioned and proceeds are distributed pro-rata among the project's lenders.

Can I withdraw my capital early?+

Loan agreements have a fixed maturity. You may assign your position to another investor through our internal secondary board, but there is no guarantee of finding a counterparty.

Are returns taxable?+

Yes. Interest income is subject to Income Tax under Ecuadorian tax rules (Servicio de Rentas Internas). Nobimobil issues the annual withholding certificate for your tax return.
